  • Roof Flashing Leaks: The Small Gap That Causes Big Damage

    Roof Leaks

Most of the leak calls I get this time of year have nothing to do with worn-out shingles — they’re flashing failures. Flashing is the thin metal that seals the tricky spots on your roof: around the chimney, where a skylight sits, along a sidewall, and down in the valleys. Shingles handle wide open surfaces just fine on their own. It’s every edge, seam, and penetration where water actually gets in.

Flashing fails quietly. Caulk dries out and cracks, nails back out over time, and metal corrodes at the seams — you won’t see a drip until it’s already tracked into your attic insulation or shown up as a stain on a ceiling two rooms away from where the water actually came in.

If your roof is past 10-15 years old or took any real wind lately, get the flashing checked, not just a glance at the shingles from the driveway.
