Roof Costs
Every week somebody asks me why one roof quote is $9,000 and another for the same size house is $16,000. It’s rarely anybody trying to rip you off — it comes down to what’s actually included. Roof pitch, how many layers have to be torn off, and material choice all move that number a lot.
What most homeowners don’t factor in: code-required components like ice and water shield, proper attic ventilation, and drip edge aren’t optional add-ons. They’re what keeps your new roof — and its manufacturer warranty — valid. A quote missing those isn’t cheaper, it’s incomplete.
Get a real inspection before you compare prices — a rotted deck or bad ventilation found mid-tear-off is the true budget-buster, not the shingle brand.
