Winter Prep
Here’s something most homeowners don’t expect: Georgia winters are actually harder on a roof than a true cold climate’s. Up north, ice forms once and stays put. Here, we swing from the 60s to the 20s and back, sometimes in the same week. Every swing, any moisture already sitting in a cracked caulk line, an old nail hole, or a loose flashing seam freezes and expands, then thaws and contracts. Enough of that and a gap that looked cosmetic in December can be dripping into your attic by February.
A quick inspection now, before the real swings start, catches those small gaps while they’re still small and cheap to fix.
If you’re not sure what you’re looking at up there, we’ll take a look and tell you straight whether it’s a caulk tube or something bigger heading into insurance territory — not an upsell either way.
