  • Why Your Skylight Is Leaking (Hint: It’s Not the Glass)

    Roof Leaks

Had three calls this month about leaking skylights, and all three had the same cause: nobody touched the glass. A skylight almost never leaks because the skylight itself failed — it leaks because the flashing around it did. That’s the metal tucked under your shingles and over the skylight frame, and it’s what actually keeps water out, not the glass or the seal you can see.

Georgia’s swing from summer heat to fall rain is rough on that flashing, and it’s usually the first thing to go on roofs past 15 years old. We check flashing around every skylight, chimney, and vent pipe on every free inspection we do — it’s easy to miss if you’re not specifically looking for it.

If you’ve got a stain spreading on the ceiling near a skylight, don’t jump to replacing the whole unit before someone’s checked the flashing first — it’s a fraction of the cost and usually the real fix.
